FULLY SET UP/FURNISHED TINY HOME FOR SALE

Steven from Wadestown

MOTIVATED TO SELL, SPACIOUS/HIGH CEILING TINY FOR SALE - SET UP AND READY TO MOVE IN!

On the market as we're expanding our family. Open to genuine offers. Please call me directly (rather than tagging people) to view or send a direct message. Steve 027 483 8847 or email steve@stevesjobs.co.nz

๐Ÿก Based on description below and all the inclusions including soloar valued at $22,500, we believe our home to be worth $130,000, but we really are open to negotiation - serious buyers welcomed.
๐Ÿ“ Location: Tawa, Wellington.
๐Ÿ“… We've outgrown our much loved Tiny Timber Homes tiny. Built in 2020 and lived in by 2 extra tall adults and a toddler for 15 months.
๐Ÿ“ The house is in great condition and DIMENSIONS are 2.7metres wide by 7.65m long (9.15m including drawbar) and 4.1m high. The extra width and high ceilings make all the difference in giving you extra room, especially if you're tall or have an infant/child (standard tiny houses are around 8m x 2.5m). Under 3.5tonnes when empty so can be towed easily.
๐Ÿก It has a large kitchen and bathroom, and our FAVOURITE features are the height of the ceiling, the privacy of the loft and the custom made deck.
๐Ÿฅ˜ Our KITCHEN has great storage, more than weโ€™ve needed, with two gas hobs, a gas oven, full size fridge/freezer etc, and we have always had visitors comment on the size of the kitchen being bigger than they thought it would be.
๐Ÿ’ Our LIVING SPACE is spacious, has a pull out bed and couch and has double doors that open up to the deck. We love our high ceiling and light interior that has made the house feel bigger and made for a lovely place to live that has not felt too narrow or small. The house has lots of windows and gets a lot of sunshine and breeze - especially in summer when both the shutters and the deck doors are open.
๐Ÿ“ฆ Ample under the stairs storage leading up to your own loft with custom designed cupboards for additional storage.
๐Ÿšฟ Our BATHROOM has the toilet, basin and shower and additional cupboard for extra storage.
๐Ÿšฝ Our TOILET is a composting bambooloo and also comes with four 200l drums for use as a secondary composting stage.
๐Ÿ›๏ธ Our toddler slept downstairs while the bigger loft BEDROOM fits a king sized mattress. Underneath, there are slats to ensure airflow. You can sit up in both ends of the loft and have enough headspace.
๐Ÿ  EXTERIOR is made of Macracarpa shiplap timber and exterior cladding is the ribbed profile from Trusty Steel, it is the Grey Friars colour.
๐Ÿ  FULLY INSULATED - ceiling, walls (pine framing) and floor. Aluminium WINDOWS and bespoke native NZ timbers throughout the tiny, giving it a warm finish.
โ˜€๏ธ For the last 6 months, we have had Narada 48v REXC-300 batteries and Victron EasySolar II 48/5000 solar panels installed by SolarWorx, valued at $22,500. They give 2 days of autonomy if no sun and have a 10 year workmanship guarantee. We are INCLUDING these.
โšก๏ธ Our tiny can also connect to mains POWER with a caravan cable and 16amp connection.
๐Ÿ’ฆ Our WATER connects via a hose (but you could easily setup water tanks for a fresh water supply). We also have a grey water system designed especially for this setup which links up to a fully integrated irrigation system which feeds the plants in the 5 planter boxes - so no water waste! Rain water can also be harvested in a second large drum.

INCLUSIONS:
โœ… Solar system with batteries and panels - valued at $22,500
โœ… All furniture/whiteware and outdoor set up: deck, outdoor seating, irrigation system, drums - valued at $5,000
โœ… Heat/air-con pump and Honeycomb THERMAL blinds - valued at $6,000
โœ… Composting toilet and waste drums
โœ… Fridge and freezer
โœ… Smoke alarm and carbon monoxide alarm
โœ… Wifi router
โœ… Custom-sized magnetic mesh screens for the loft windows
โœ… Trailer (house is fixed to the trailer with new WOF) and rego.

SET UP AT YOUR END:
As I set up the tiny house exterior features myself and am a landscaper, we are happy to negotiate the setup of the tiny at your end.

EXCLUSIONS:
โŒ The purchase would not include land
โŒ Transport and set up of solar panels would be at your own cost.

Price: $130,000

โ€˜Tis the season to not get scammed ...

The Team from New Zealand Police

As Christmas gift shopping moves increasingly online, scammers are ramping up their activity across the country.

Dunedinโ€™s Investigation Support Unit is seeing more and more people fall victim to scams and other fraudulent activity, particularly on Facebook Marketplace.

There are a few ways to avoid the scams and keep yourself safe doing online trades this holiday season, says Southern District Service Delivery Manager Senior Sergeant Dalton.
๐Ÿ”’ โ€œA good first step when looking to purchase something on Marketplace is to check when the sellerโ€™s Facebook profile was created. If itโ€™s very recent, there is a higher risk that they have just created this account for a one-off fake item.โ€
๐Ÿ”’ Another important step is to make sure the sellerโ€™s profile name and bank account name match up. โ€œWeโ€™re seeing a lot of scammers claiming their bank account name is different because it belongs to their partner or family member - thatโ€™s a huge red flag."
๐Ÿ”’ โ€œWhen youโ€™re selling, never trust a screenshot anyone sends you showing that payment has been made. Check your own bank account to make sure a payment has gone through."
๐Ÿ”’ โ€œQuite frankly, itโ€™s best for all parties to agree to pay, or be paid, for items in cash and in-person. Ideally in a public place with CCTV coverage."
๐Ÿ”’ "If youโ€™re buying a car, check Carjam.co.nz to see if itโ€™s stolen or if thereโ€™s money owed on it.โ€

A reminder: Suspicious activity can be reported on 105
