The Kaipatiki Local Board has been working closely with Panuku Development over a number of years to ensure that the masterplan reflects legacy planning, community input and a recognisable Northcote character, while catering for the future needs of a changing Northcote.
The Kaipatiki Local Board has worked to secure a new community building to accommodate the existing community services in Northcote (including the Northcote Library), an open town square in excess of 1500sqm, connections to Cadness Reserve and the new greenway, and keeping the large elm tree on Pearn Place.

Construction is expected to start after September 2021 and the redevelopment will be phased over the next seven to 10 years, so it will continue to be a place for people to shop, eat and meet.

Progressively over the years the roads have become more and more congested causing many self empolyed trade people to suffer a loss of income because AT has absolutely no idea how to get traffic to flow and NOT cause excessive air pollution. Time for a smart lawyer to challenge the Council on pollution. 400m of T 3 will do nothing more than create more congestion and pollution. Where on earth do the supposide engineers get these ideas from. I wonder what would happen if everyone ignored the T's and filled the roads for a week to show just how well traffic can flow if given the opportunity.

Although the sites are zoned for single houses, a loophole allows the 4 storey, 10 unit development to be proposed as an "integrated residential development".
However, putting aside that and the potential precedent it would set for all single house zoned properties, this particular clifftop site is very unsuitable for such a large development for a number of reasons, including the extent of the excavation, risk to cliff stability, the 56 "screw anchors" into the neighbouring reserve and road, the removal of a SEA area and covenant area, and a number of other non-complying aspects.
The Kaipatiki Local Board has already opposed the proposal and have requested speaking rights at the public hearing.

Some extra lighting was installed a few weeks ago and ever since then every night at bedtime I get a feeling like a strong electrical current is going through me. In the morning my hands at the centre where I believe is the electrical entry point ache. My legs up to my knees are sore and stiff. Last night I happened to hold a metal object and the pain in the upper body went away. How can I convince any family member there is a problem. The electrician who inserted the lights is convinced it is static electricity and was not prepared to even consider what I tried to explain.
At another property in Taranaki I had to put in a new ground strap because the old one had broken. I have told the family this but they are not convinced. If there is someone there with electrical knowledge please help.
