The COVID impact resulted in the reduced number of listings, inspections and sales overall. Median sale price has reduced with a higher volume of sales in the lower end of the market. Interestingly the Sale Price above Rateable Value percentage increase almost 3%, still indicating a sellers’ market. The spring property surge is about to hit but will bank restrictions on lenders slow this down?? Time will tell… but supply v’s demand is still the strongest factor.
