Your first mortgage or home loan is likely to be the greatest financial commitment you will ever have to make.

When buying a house you will probably look at dozens of properties before deciding on the one you like. You should give similar consideration when it is time to choose which mortgage is the best one for you. Over time these careful considerations could save you thousands of dollars over the length of your mortgage payments.

Our expertise in this area has lead to recent success with home loans with no low equity fee and still achieving discounted rates. It all comes down to how well the proposal is presented and supported by relevant documents.

Also, the volume of business we supply the banks gives us greater negotiating power than an individual going direct to their bank.

Just met a client who missed out making an offer on a home because her bank took two weeks to respond to a request for an approval. Gave her a loan offer with lots of unnecessary conditions and refused to even book a face to face meeting until the funds from sale of existing home had been deposited in the account. Banks are busy and staff get paid regardless of outcomes. You need someone who is passionate about your success and motivated to help in your corner and on your side.

Use a mortgage adviser or go direct to the bank?

In the last few weeks, we have encountered many clients who have been told to wait several days for an appointment with the bank which of course takes precious time, and you miss out.

On the weekend I received a call from a client who had rung a mobile bank manager and received no response until Monday at 9.30 am. The Television adverts may show the mobile manager coming to your door with all smiles but the reality is your best chance of receiving timely advice when you need it is a call to an adviser that knows you need an answer quickly or at the very least a 5-minute discussion around what is possible.

Another two clients contacted their own bank to make an appointment and were told they had to wait until Wednesday to see someone.

When you are competing with other buyers you can’t afford to be the last person the queue.

Good news for low deposit savers. 5% Deposits for a First Home Buyer are now available.

You may be aware, the Government has just announced extensive changes have been made to Welcome Home Loans offered in conjunction with Housing New Zealand Corporation.

The changes announced by Government, which apply from today (October 1), rename Welcome Home Loans to First Home Loans. The new minimum deposit requirement for a First Home Loan* has been reduced to 5%.

These loans will now be supported by Kāinga Ora – Homes and Communities, a newly established entity that replaces Housing New Zealand Corporation’s involvement

From October 1, My Money is considering applications for a First Home Loan with up to 95% of the property purchase price

Our team is excited by the opportunities to help New Zealanders into their first homes and we look forward to helping you with any queries you or your clients might have around this.

Have you recently returned to NZ after working aboard and looking to settle down? Here's a testimonial from a client I recently helped buy her home.
"As an ex-pat kiwi returning to NZ after a long stint in the UK slipping back into NZ life was a little hard, and more so when I didn’t have any
long term NZ credit history behind me & my bank wasn’t interested in giving me a mortgage unless I was a permanent employee.
This didn’t phase Stephen once bit.
He used his large network of contacts to source a great deal and supported me throughout a long winded settlement phase.
The outcome for me is a fabulous home in a great location and a new relationship with a bank who consider my business as important to them.
I have already recommended Stephen and wouldn’t hesitate to return to him in the future.
A personable guy to deal who supported me the entire way."
