Ever thought about reviving old stuff or getting crafty with budget finds? It's a blast! Plus, there are no limits to your creativity!

Check out these cool ideas:

1. **Bedhead Makeover:** Hunt down a vintage timber bedhead at a thrift store. If it needs a little TLC, give it a sanding and coat it with your kid's favorite colour. Voila! Now it's not just a bedhead; it's a bookshelf too! Perfect for storing their treasures.

2. **Funky Display Shelf:** Grab a circular shelf and jazz it up with a splash of paint. It's like creating a piece of art that's also functional! Easy peasy.

3. **Floating Desk Magic:** All you need is a sturdy benchtop and some support underneath. Mount it on the wall, and hey presto! Add a pegboard for hanging headphones, artwork, or any other knick-knacks your kid loves.

4. **Art Corner Fun:** Turn a boring alcove into an art haven with chalkboard paint. Instant creativity zone!

5. **Comfy Bench Seat:** Create a cosy spot for reading and playing. Lay a bookshelf on its side, top it with a foam mattress, and cover it up. Now you've got a comfy seat with built-in storage for books and toys. Win-win!

With these ideas, your kids' room will be the coolest spot in the house!

Let's talk about some unexpected germ hotspots that might give you the heebie-jeebies! 😳

1. **Your Keyboard:** Believe it or not, your keyboard is probably dirtier than your bathroom! 😱

It's like a germ party with bacteria like staphylococci, streptococci, and other nasties hanging out there. Yikes!

To keep it clean, try disinfecting it at least once a week. If it's a shared keyboard, maybe bump up the cleaning frequency a bit. Grab some wipes with 70% alcohol and give it a good wipe-down. And hey, don't go thinking higher alcohol percentages are better – they just evaporate too fast to do the job properly.

2. **TV Remote:** Be honest now, when was the last time you cleaned your TV remote? 📺

With everyone in the family pawing at it daily, it's a breeding ground for germs. Grab some alcohol wipes or a damp microfibre cloth with alcohol and give it a quick wipe every day. Your remote – and your peace of mind – will thank you!

3. **Bathroom Tap:** Okay, brace yourself for this one. The bathroom tap – you know, the one you touch right after doing your business – is a germ magnet. 😬

It's like a party spot for bacteria like e. coli and other not-so-pleasant types. Studies even show that homes with kids and pets tend to be germier! So, maybe give that tap an extra scrub when you're cleaning the bathroom.

Stay clean, stay healthy, and remember to give those sneaky germ hideouts a good scrub every now and then!

Germs are everywhere–in the air, water, soil and even in food. These include viruses, but also bacteria, fungi and other gross stuff that can infect us.

Ever heard of the 3-box exercise? It's a super easy way to sort through your stuff. Get three boxes and label them: keep, donate, and trash. Then, go through your clothes and toss each item into the appropriate box. If you're unsure about something, ask yourself if you've worn it in the last six months. If not, it might be time to let it go! This trick works wonders not just for clothes, but also for decluttering your garage.

Another option? Consider hiring a skip bin. Having a big bin right in front of you makes it so much easier to toss things out. No more putting off the decluttering - just toss it in and watch your space open up!

Hope these tips help make your decluttering journey a breeze!

Buying a home is a major decision, and it's crucial to figure out your must-haves before diving into the process.

Before hitting up the websites, jot down your deal-breakers:
* Pick your preferred suburbs.
* Consider the vibe of neighboring areas.
* Think about local schools.
* Check out the proximity to shops, sports, cafes, and restaurants.
* List your dream home features.
* Decide on the importance of a garden or balcony.
* Determine the number of bedrooms you need.
* Consider if a garage is a necessity.
* Ensure your wishlist aligns with your budget.

Now, let's talk money:

Deposit:
Decide how much upfront cash you're comfortable putting down to secure your dream home. Generally, a larger deposit increases your chances of getting a loan, but it depends on your lender and financial situation.
First-time buyers might qualify for government assistance.

Other Costs:
While property inspection reports aren't mandatory, it's wise to get one to uncover potential hidden costs. Choose an inspector with professional indemnity insurance who follows the New Zealand Property Inspection Standards.

Once you've sealed the deal on your new home, take a breather—you've earned it!

Together, let's turn the key to a future filled with endless possibilities! 🌟🔑

Thinking about diving into FSBO (For Sale By Owner)? Here are three must-know tips in a nutshell!

1️⃣ **Nail the Price:** Setting the right price is like finding the perfect recipe. Too low burns equity; too high, and your listing might get stale. Let a real estate agent work their magic with a free Comparative Market Analysis (CMA) to find that sweet spot.

2️⃣ **Craft Your Marketing:** Once the price is set, it's time to market smartly. Who's your dream buyer? Create a savvy plan to shout out that your home is up for grabs.

3️⃣ **Paperwork Game:** Ah, paperwork! It's a challenge in the FSBO game. From forms to contracts, one tiny mistake can ruin it. If you're skipping the agent, consider a lawyer to navigate the legal maze.

Going solo in real estate has its risks. Feeling overwhelmed? We've got your back!

Reach out anytime. And, if you haven't had a CMA report yet, we'll gladly provide one for free and no obligations.

☀️ When the summer heat is on, making sure your house stays cool is a must. We all know cranking up the AC can hit the wallet hard, but fear not! There are some wallet-friendly strategies to keep you chill without breaking the bank.

Strategic Use of Curtains and Blinds:
Let your curtains and blinds be your cooling buddies. Keep them closed during the hottest part of the day to block out that intense sunlight. Go for light-colored window treatments – they reflect, not absorb, the heat.

Ventilation:
💨 Maximise airflow by smartly opening windows and doors for a cross breeze. Thinking about installing ceiling fans or using portable fans? Great idea to keep that air circulating efficiently!

Insulation:
Don’t underestimate the power of good insulation! It doesn’t just keep you cosy in winter; it works wonders in maintaining a cool vibe during summer. Pay attention to the attic and roof space!

🌳 Strategic Landscaping:
Nature’s shade! Plant trees strategically around your home to give you that natural coolness. Awnings or pergolas can also create shaded outdoor areas.

🌟 Energy-Efficient Appliances:
If you're appliance shopping, go for the energy-efficient ones. They consume less electricity and emit less heat – a win-win for a cooler home.

Limit Heat-Generating Activities:
When the sun is blazing, avoid using appliances that generate heat. Opt for alternatives like grilling outdoors or air-drying clothes.

Cooling Bedding and Clothing:
Invest in lightweight, breathable bedding and clothing made from natural fibers. Cotton and linen are your summer BFFs.

Seal Leaks and Drafts:
Inspect for leaks and drafts! Seal gaps around windows, doors, and vents to keep that hot air from sneaking in.

Use of Heat-Reflective Paint:
Ever heard of heat-reflective paint? Consider applying it to your roof or exterior walls. It's like sunscreen for your house, reflecting sunlight and keeping things cool.

🌡️ Programmable Thermostat:
Upgrade to a programmable thermostat. It's like having your house on autopilot, optimizing energy usage for maximum comfort.

Implement these strategies, and you can keep your cool during the summer without sweating over energy bills. From simple curtain tricks to more significant insulation upgrades, there's a budget-friendly solution for everyone.

Stay cool, stay comfy, and enjoy the summer vibes without the budget blues! 😎🏡

Curious about what a deadline sale is? Well, it's pretty straightforward, but let's break it down in simple terms.

* Create a Buzz: Setting a deadline date creates a sense of urgency. Buyers start buzzing, wondering if they should make their move before time runs out. It's like turning your property into the talk of the town!

* Flexibility is Key: With a deadline sale, you're the boss! Set the date that suits you, and let the offers roll in. Plus, if you're open to it, buyers might sneak in offers before the big day, giving you more options to consider.

* Price Mind Games: Throw in a price guide, and watch as buyers strategise whether to meet, beat, or go wild with their offers. It's a bit like hosting your own real estate poker night! 🃏

* Conditions in Your Favour: Sellers, you call the shots! Attach your preferred terms and conditions to the sale. Whether it's the ideal settlement date or specifying which treasures stay with the house, it's your time to shine as the director of this show! 🎬

* Stay in Control: Worried about meeting buyer conditions or need a little wiggle room? No sweat! You hold the reins. Communicate with your lawyer, conveyancer, and your real estate ace ASAP. Keeping the lines of communication open keeps you firmly in control.

* The Power of the Deposit: A serious buyer means a serious deposit. You get a chunk of commitment right off the bat when the deal is accepted or conditions are met. It's like a down payment on a smooth, hassle-free sale.

* Smooth Sailing to Settlement: The remaining funds hit your account on settlement day, and the keys officially change hands. No last-minute hiccups, just a smooth sail into your next chapter.

* Potential Multi-Offer Situation: If your home is a hot commodity, a deadline sale could turn into a multi-offer spectacle! More offers, more excitement, and potentially, more value for your property. It's like hosting a bidding war where everyone's a winner! 🏆

For those contemplating downsizing, the prospect of parting with a family home often involves a mix of nostalgia and practical considerations. However, this transition need not be daunting. In fact, there are strategic approaches to ensure downsizers can keep the essence of the space they love, even in a more compact setting.

Prioritise Sentimental Items
When embarking on the downsizing journey, it's crucial to prioritise sentimental items that hold cherished memories. Consider what truly matters to you and your family. These could be family heirlooms, photo albums, or other keepsakes. Ensure that these items have a designated place in your new home, allowing you to maintain a connection with the past.

Optimise Storage Solutions
Effective storage is the key to maintaining a sense of space. Invest in furniture that serves dual purposes, such as ottomans or coffee tables with hidden storage. Utilise vertical spaces with tall bookshelves or cabinets to maximise storage without sacrificing floor space. This way, you can seamlessly integrate your possessions into the new, downsized environment.

Embrace Clever Furniture Choices
Downsizing doesn’t mean sacrificing style or comfort. Invest in furniture that not only fits your new space but also complements your aesthetic preferences. Choose multi-functional pieces that serve your needs without overwhelming the room. Tailoring your furniture choices to the available space ensures a harmonious and comfortable living environment.

Digitise Memories
In the age of technology, digitising memories has never been easier. Consider scanning old photographs and documents to create digital archives. This not only frees up physical space but also ensures the longevity of your cherished memories. Digital frames and cloud storage solutions can be valuable allies in preserving the essence of your family home.

Create Purposeful Spaces
When downsizing, it’s essential to create purposeful spaces that align with your lifestyle. Evaluate your daily routines and activities to determine the optimal layout of your new home. Designate specific areas for relaxation, socialising, and hobbies. This approach allows you to maintain a sense of familiarity and functionality within a smaller footprint.

Seek Professional Assistance
Enlisting the help of a professional real estate agent who understands the unique needs of downsizers can significantly ease the process. They can assist in finding a property that aligns with your preferences and guide you through the logistical aspects of downsizing. Their expertise can be invaluable in ensuring a smooth transition to a more manageable living space.

Downsizing is a Reimagination, Not a Farewell.
Embark on a new chapter while preserving the essence of your family home. Let's make downsizing a positive and stylish journey! 💫

Breakfast in the sun:
Nothing really beats breakfast in the sun on a summer’s morning.

A bar cart is the perfect option for catering your brekkie outside. Fill it up with enough food to satisfy everyone’s needs and then roll it into the shade after everyone has finished serving themselves.

An ottoman makes for the perfect outdoor table. Use it for dining with cushions as your seats on a summer morning.

A relaxing midday set up
Midday in summer is when the heat really ramps up, so it’s the perfect time to lie back and read a book in the shade. Set up the ideal outdoor lounge with a woven day bed and outdoor coffee table.

Woven furniture allows the background, and sunlight, to show through. It has an airy feel and is a good choice for a small space.

Romantic dusk dining alfresco
We’re lucky enough in summer not only to enjoy breakfast outside, but also dinner if we want to.

Set up a romantic dining spot in your garden with an elegant table and chair set and a few linen throws on hand, in case it gets cold.

My real estate advice is given freely and without obligation.
